Brazos Bluffs Ranch

The Brazos Bluffs Ranch is located to the Northwest of Knox City TX in Knox & King County and includes ~2274 acre of native and improved pastures. This ranch has various topography changes including big mesquite flats, draws that give the ranch a big feel, along with improved pastures around the property. You will see several areas that have been grubbed to help promote native grasses and forbs around the property. The Brazos draw ranch is situated roughly 1/2 mile from the Brazos River, offering a major corridor for wildlife that travel through the area. Water is not in short supply around this ranch with an abundance of surface water along with newer water wells, this along with strong native pastures and several different browse species of all types that are utilized by wildlife and livestock, makes this a hunter or cattleman’s paradise!

Pasture:

The native pastures are currently being grazed and are in good condition with Sideoats Grama, Hairy Grama, Buffalograss, Switchgrass, Sand Dropseed, Viney Mesquite and some tabosa. The pastures have multiple species of native browse and cover including Ephedra, Littleleaf Sumac, Wolfberry, Skunkbush Sumac, Elbowbush, Hackberry, Mesquite and Cedar trees. A portion of these pastures have some of highest densities of Littleleaf Sumac and Ephedra that I have seen, and are great browse plants for natural protein!

Hunting:

This area is known to produce ample hunting opportunities for whitetail deer, feral hogs, dove, quail, and turkey. The ranch is also located in an area that has the potential to hunt free range red stag, Elk & Auodad.

The ranch does not currently have any hunting leases in place and has not been hunted for a few seasons.

This ranch neighbors some larger ranches allowing for better management opportunities on your current and future wildlife program.

Topography:

The ranch has a tremendous amount of character and topography with 150ft of overall elevation changes to big views, beautiful bluffs and unbeatable sunsets and sunrises. This property has multiple locations that would be ideal for building a forever home, lodge or Barndaminuim, with some gorgeous views of Kiowa Peak to the west and Buzzard peak to the north.

 

Improvements:

The ranch has 3 phase and single phase electrical that is available on the property and has over 3 miles of new 2” poly water lines that have been installed to 3  water troughs (6700 & 3000 Gallon). There is one solar well that is hooked to a 3000 gallon trough!

The ranch has had new fences built on part of the South end, part of the North end and also a new cross fence has been installed on the mesquite flat pasture. The fences are in good to excellent condition!

The ranch has three new cattle guards that have been installed and has county road frontage on the South side of the ranch. Access to the ranch during inclement weather is best when you come from the King County side to the ranch.

Water:

It would be tough to find a ranch that has as much or more surface and well water in place and already developed as this ranch has currently.  With multiple large tanks, 2 new water wells and 2 windmills there is no shortage of water for wildlife or cattle anywhere on this ranch.

One of the new wells makes 10 gpm and supplies ~3 miles of new poly lines that feed into four troughs( Two-3200gallon & Two-200gallon) from the south end of  the ranch to the north end, ensuring ample water is available for wildlife & livestock.

There is an additional new solar well that is hooked to a 3200 gallon trough.

The tanks around the ranch currently have a good amount of water in them and have all had the brush and water shed areas that feed to them cleared for ample water shed during rainfall.

The owners have build two larger tanks on the west side and southern side of the ranch where large watershed areas are located to add more surface water to the ranch.

 

Minerals:

The sellers do not own any of the oil/gas minerals on the ranch but will convey any owned minerals with an acceptable offer.

Wind, Water & Solar rights will convey with the sale.

The ranch currently has an oil/gas lease in place with 4 producing oil wells and 2 injection wells. The seller does not receive any residual income from these injection wells.

 

Notes:

The oil/gas activity is minimal during the year and is all located on the West and South side of the ranch. The access road on the Southwest corner is used by a pumper who services the oil wells on this property, multiple wells have been plugged in the last few years and two more wells have been plugged this year.

There is a small transmission line that runs across a portion of the ranch noted by the black checkered line on the map below.

The ranch has one pipeline that runs through the property starting at 4.5 inches and reduced to 2.38 in…. Line is for crude oil.
