The Goober farm is located just to the west of O'brien TX in Haskell County and consists of 161.524 acres of Sandy loam farmland in an area that is known to produce good yields and has been very well maintained.
The current farmer who operate the farm are very meticulous about keeping the farm and the water wells in good condition.
Farmland & Yields:
The ~71 acre irrigated portion of the farm is currently planted in peanuts and was previously planted in Tifton 85 Bermuda grass for a summer pasture for cattle or used to grow hay. The Dryland portion of the farm is generally planted into wheat during the winter for grazing or hay purposes and is currently planted to cotton but will be planted in wheat soon.
Improvements:
The farm has a newer 5 tower Zimmatic Pivot in place that was installed in June of 2019. The pivot is currently nozzled at 300gpm with 4 wells tied into the system.
The current owners drilled 3 new water wells, 80gpm, 50gpm, 220gpm…. They have not tied all these wells into the pivot system.
There are newer 5 strand barb wire fences around the entire property.
~Water wells
There are currently 4 irrigation wells on the farm that are all plumbed into the underground PVC pipe.
There is one solar well that is plumbed into a 2600 gallon fiberglass water trough and one well by the center of the pivot that has not had a pump installed yet.
Per the sellers the 3 existing wells were test pumped and produced 300gpm, with the new wells added it would be safe to say that nozzling the pivot at 500-600gpm could be done.
Lease:
The current owners are farming the property and may be open to working with a new landowner on a cash lease or share crop lease if desired.
Minerals:
The sellers own minerals on the 108 acres where the pivot is located but does not own any of the oil/gas minerals on the 54 acre portion where the disposal well is located.
The owners do not have 100% of the water rights on the 54 acre portion of the Dryland.
Minerals are negotiable with an acceptable offer.
Wind, water and solar will convey.
Notes:
This farm is located in an area that can produce really good crops and the area has really good neighbors who keep their farmland in great condition and keep the weeds under control.

There is one disposal well that is located on the property, the sellers currently receive no income for this disposal well.
