The Middlebrook farm is located just to the southeast of O'brien TX and consists of 200 acre of Sandy loam farmland in an area that is known to produce good yields and has been very well maintained.
The current tenants who operate the farm are very meticulous about keeping the farm and the water wells in good condition and have consistently produced quality yields!
Farmland & Yields:
The farm is currently in an Irrigated rotation from cotton to wheat and they currently grown between 35-40 acres of cotton during the summertime and around 50-60 acres of wheat during the winter. The Dryland portion of the farm is generally planted into wheat during the winter for grain or hay purposes and is left follow during the summer to help with soil and moisture cover.
The Farmers have kept the farm in excellent condition and have rotated the farm ground to help keep the soil fertility in good shape and the farm is very clean with few to no weeds.
Water wells:
There are currently 5 water wells on the farm that are all plumbed into the underground PVC pipe and are used to row/Flood irrigate the farm. A 66 acre block was added to this farm two years ago and has two additional water wells in place on that farm. (Currently these wells are not used and the farmer who has worked these farms has not used these two wells, Further checking by a water well company would be needed to determine the exact amount of water these two additional well could produce)
Per the seller the wells are producing around 400gpm and are all in working condition at the time of this writing.
Lease:
The current farmers are working with the landowners using a share crop of 1/3rds and 1/4ths.

This farm is located in an area that can produce really good crops and the area has really good neighbors who keep their farmland in great condition and keep the weeds under control.
