For the last 8 years, the primary use of this property was to plant and grow Christmas trees for harvest.  The property consists of 3 parcels, and they are all zoned Agriculture.  The soil qualities are fantastic with an average NCCPI score of 82.17.  While many trees were harvested this past fall, there are plenty of trees remaining on the property.  There are an estimated 10,000 trees of various age range. 1 to 2 year-old trees, approximately 4,000. 3 to 4 year-old trees, approximately 3,000. 5 to 6 year-old trees, approximately 2,500 . 7 years and older trees approximately 500+/-.  These remaining trees could be tended to, and the new owner could continue running the land as a Christmas Tree Farm.  Or maybe you run a Landscaping Business and could benefit from select harvesting and then transplanting hundreds of quality trees year over year.  The current access to the property from CW is for Agriculture Equipment & Vehicles only. 

The current owner has already invested in $3,500 worth of fertilizer & weed control product that they plan on using in the coming weeks to tend to the current inventory of trees.  Normally they would invest another $4,500 in 3,000 trees to plant, but they do not plan to plant any more trees this Spring.  Our asking price is reflective of the properties current state and inventory of valuable trees.  If the future owner is looking to build structures of any kind, they will need to seek approvals and permits after closing.  We will not accept any “Proposed Use Contingencies” for structures or improvements to access the property.  Again, our asking price is reflective of this.  With time and patience, we feel that these approvals and permits can be granted with the Town of Emmet and Dodge County.  We are aware that these approvals and permits would greatly increase the value of the property, but our price reflects the current value of the property at this time.

An established trail system runs throughout the property and allows easy access.  There are tremendous hunting opportunities on this property as well.  Several deer are harvested every year by friends of the owners.  While walking the property in late February I bumped a very large Deer, and many Deer call this property home.  Geese & Ducks regularly land in the neighboring farm fields and retention pond.
