West Counts Farm
The West Counts farm is located just to the west of O'brien TX in Haskell County and consists of 161.524 Surveyed acres of Sandy loam farmland in an area that is known to produce good yields and has been very well maintained.
The owners of the farm currently have winter wheat planted for fall grazing and have done a great job keeping the farm and the water wells in good condition.
Farmland & Yields:
The ~71 acre irrigated portion of the farm is currently planted in winter wheat and was previously planted in haygrazer and Peanuts! The 71 acres under the pivot at one time was all planted in Tifton 85 Bermuda grass for a summer pasture for cattle and used to grow hay. The Dryland portion of the farm is generally planted into wheat during the winter for grazing or hay purposes.
The land will be accessible from 1/2 mile of paved FM road frontage on the west side of the farm!
Improvements:
The farm has a newer 5 tower Zimmatic Pivot in place that was installed in June of 2019. The pivot is nozzled at 600gpm (sellers are only using 4 wells to run the pivot at the time of this writing)
There is a newer 5 strand barb wire fences around the entire property! This is great for anyone who is running cattle or horses and wanting that security!
~Water wells
There are currently 4 irrigation wells on the farm that are tied into the pivot and a fifth irrigation well that is ready to be hooked up if needed.
The pivot system is currently nozzled at 600gpm with 4 wells.
There is an additional solar well (45gpm) that is plumbed into a 1600 gallon fiberglass water trough and one irrigation well by the center of the pivot that currently is not used.
Lease:
The current owners have been operating the farm and do not have any active leases on the farm.
We can help with finding a tenant farmer that may be open to working with a new landowner on a cash lease basis if desired.
Minerals:
The sellers own 100% of the minerals on the 110.174 acres.
On the dryland west part of the farm 51.36 acres there is a life estate reservation on the oil/gas minerals. (no current production)
Sellers will convey all owned minerals with an acceptable offer.
Notes:
This farm is located in an area that will produce quality crops, yields and the area has really good neighbors who keep their farmland in great condition and keep the weeds under control.
There is an injection well that is no longer in use on the 51 acre dryland, owned by katz oil field.
