There is no shortage of hunting available for any outdoor enthusiasts to pursue, including Whitetail deer, Mule Deer, Quail, Rio Grande Turkey, Dove, Ducks, Elk, Aoudad, Javelina and Feral Hogs!

A portion of this pasture was leased out for hunting during the 2025 fall hunting season and still has an active lease through September 2026.


This ranch has some impressive hunting potential for a management minded hunting operator to harvest trophy quality animals due to the size of the property and the neighboring ranches around this property!

 

Water:

There are  2 surface tanks on the property ! The property has a fresh water creek one the north side called Hackberry creek that flows some water year round and also has almost 4.5 miles of the South Wichita river on the ranch.

There are spring that flow into the Wichita river in various places along the river.

 

Drilling a water well could be an option that a buyer may consult with a driller about and would offer some less expensive ways to water different areas of the ranch!

There are no rural waterlines or meters for water on the ranch.

Pastures:

The native pastures include Big hackberry trees, Wolfberry, ephedra, lote bush, soap berry motes, sand sage, tasajillo, Flame leaf Sumac, large mesquite trees scattered around the ranch with several pockets of Plum thickets. The breaks and Draws of the property have mostly cedars with mixed in Native browse all around the property.

The native grass consists of buffalo, silver bluestem, little bluestem, Indian grass, sand drop seed, Johnson grass and sideoats grama!

 

Improvements:

The ranch has barbed wire fences around the most of the perimeter and some areas of these fences are brand new! (A large portion of the South boundary will need to be fenced once the ranch is closed and sold! Negotiable on the fencing terms but sellers would like to cost share so both parties have input on fencing, location etc)

 

Several of The roads around the ranch are all weather roads!

~The seller has two 5000 gallon water storage tanks that are situated around the ranch for wildlife and livestock watering stations. These allow adequate pasture rotations and fresh water can be hauled in by a local trucking company for a minor cost when needed.

(Currently we are using one of these water tanks to keep water out for wildlife and livestock)

 

The corps of engineers has portion of the south wichita river that they dam up and pump off the brine water to a location outside of Truscott Texas known as the Brine Lake. They have a pipeline and access easement through the central part of the east side of the ranch to access their pumping station and to monitor the flow of the brine water. The corps of engineers have been doing this to help lower the salinity content of the river downstream.

 

Production:

The ranch has oil/gas wells that are mainly on the northwest side of the property. These wells are operated by New Height Energy LLC & PPC Operating Company, LLC, there are two main tank battery stations along the County RD where crude is collected. There are some injection wells that are used for this field but there is no additional income that is paid to the landowner for these saltwater flood wells. This is only used for this field and not a commercial disposal location.

The oil production on the property has declined substantially over the last decade and several wells have been plugged with more on a list to be plugged. Overall the oilfield is well kept and the pumpers are mindful about monitoring the locations and pumps to ensure the landowners are happy with their appearance and presence on the ranch.

 

Minerals:

The surface minerals will convey with an acceptable offer!

The sellers may consider a partial oil/gas mineral conveyance with the sale of the property.(seller owns a small portion of the total minerals)

 

Notes:
This property would be a great place to have for anyone who loves being outdoors and hunting! With an abundance of wildlife to hunt and places to explore this property has a lot to offer! The current owners are running some pairs on this property and can move cattle prior to closing.
