Current use: The 3,391.13 +/- gross acres of contiguous natural rangeland has been annually leased for a winter-spring grazing stocker ranch operation. A stocker operation may provide an operator efficient use of forage, flexibility, and low cost of weight gain. The land has been leased annually to feed approximately 1,000 - 1,100 beef cattle (yearlings).
Potential for Cow/Calf: There is potential for the Hockett Ranch to adequately maintain approximately 300 head cow/calf operation providing greater cost efficiency for beef production. Alternatively, the current use is also suitable.
Conditions: Hockett Ranch has ideal characteristics for cattle grazing and is meticulously maintained. The ranch has good perimeter and cross-fencing, with one set of working corrals, and a cattle scale. There are multiple water storage tanks and troughs strategically placed throughout the ranch. Annual blading of all roads and fire breaks have been maintained. There is one livestock water well in close proximity to the White River, which flows through the NE perimeter of the Ranch.
