Farmland & Yields:

The farm is currently in an Irrigated rotation from cotton to wheat and they currently grow between 80-100 acres of cotton during the summertime and around 120-130 acres of wheat during the winter.

The remaining acres of the farm are generally planted into wheat during the winter for grain or hay, while part of the cultivated acres are left follow during the summer to help with soil moisture and Organic matter.

The same Farmers have been leasing this farm for more than two decades and have kept the farm in excellent condition.

 

Water wells:

There are currently 3 irrigation wells on the farm that are all plumbed into the underground PVC pipe and are used to row/Flood irrigate the farm.

Per the tenant the water wells are producing ~300-325gpm total.

 

Native Pasture:

There is roughly 15.5 acres of Native pasture where the original homestead is located that has mature Mesquite, hackberry and soap berry trees.

 

Improvements:

There is a small fenced in area near the barn that was used for livestock and an older Wood Barn for livestock and commodities that is located on the farm as well. This barn is thought to be close to 100 years old.

 

The pasture that is near the older house has Barbwire fences that separate the pasture from the cropland.

 

Lease:

The current farmers are working with the landowners using a share crop of 1/3rds and 1/4ths.

 

Minerals:

The sellers are offering all the wind, water and solar rights with a reasonable offer.

The sellers are not offering any oil/gas minerals with the sale of the farm.

 

Notes:

The Jameson Farm belongs to a family member of the original owner who was one of the local water well drillers in this area many years ago who drilled several of the original water wells in this Knox & Baylor County area.
