Conveniently located just off Highway 70, this property has dirt road access on its northern boundary running East and West via County Road I. One of the property’s biggest advantages is the close proximity to various surrounding towns. Situated less than 5 miles from Howardwick, 10 miles from Clarendon, 37 miles from Pampa, and 64 miles from Amarillo, the ranch is an easy drive for a weekend getaway in any direction. 




The topography of the land is generally rolling, and is made up of a number of various soil types. The three most common soils present on the property are Mobeetie fine sandy loam, which makes up roughly 111 acres of the property (26%), Veet fine sandy loam, making up 55 or so acres (13%), and Miles fine sandy loam covers around 45 or so acres (just under 11%). As mentioned previously, a number of various soil types make up the ranch, and a full soils report on the land is available upon request.




Along with two dirt tanks, the property features one well, a 12’ stock tank, and an 8’ windmill powering it. Per the seller, the well is around 260 feet deep, hits water at 117 feet, and has only dropped around a foot and a half in the last decade or so.




In addition to the water, there is a set of cattle pens located on the North side of the ranch. The property is has five strand barbed wire perimeter fencing. 




The property is currently being leased for cattle grazing. The lease has an annual renewal (ending on January 31st of each year), and has a rental rate of $12/acre paid bi-annually. The maximum stocking rate on the lease currently is 25 head.
