Nestled just west of the small town of La Garita, Colorado sits this fantastic, off-grid cabin situated on 20 acres of land. While only being 15 miles off US Highway 285, and less than 10 miles from La Garita, this property allows you to get away from it all, as the final 3.5 miles to the property are accessed via a Forest Service Road (high clearance and 4-wheel drive is recommended). The property itself borders BLM land on two sides, which also borders the Rio Grande National Forest, providing direct access to hundreds of thousands of acres of public land.
IMPROVEMENTS
The two story cabin totals 1,621 square feet and is completely off-grid. The cabin consists of one large 24’ x 10’ bedroom that could easily be divided into two 12’ x 10’ bedrooms, with only a dividing wall needed, a bathroom with toilet, sink, and shower, a very large family room, a kitchen, and a large loft that can accommodate 10+ guests. The cabin also includes a 20’ x 10’ garage that is attached to the cabin, with a dirt floor, perfect for storing your ATV’s or side-by-sides. Multiple decks with a wood burning stove allow you to enjoy the surrounding beauty. The cabin is powered by a generator, which also provides power to the well, providing all the water needed to make off grid living convenient. The generator is kept in a separate shed, allowing for comfort in and around the cabin without hearing anything. Heat for the cabin is supplied by two propane heaters, as well as the wood burning stove in the family room.
HUNTING
Mule Deer, Elk, Moose, and Black Bear are frequently seen on the property or on the surrounding public land. The property is located in GMU 79, which currently allows for over-the-counter Either Sex Archery Elk tags. Muzzleloader and Rifle Elk Tags can be drawn, historically with no preference points (resident and non-resident), and deer, bear, and moose tags can also be drawn for this unit.
RECREATION
This property can also be utilized as a base camp for other outdoor recreation. The surrounding public land provides unlimited opportunities for hiking, and the roads through the public land are an ATV enthusiasts dream. One could leave the cabin on an ATV or side-by-side and go for hours and hours without having to turn around. In fact, South Fork, Creede, or even Gunnison could theoretically all be accessed from the property by only using forest service roads and trails. Fishing for Brook Trout in Cave and Carnero Creeks are a possibility as well.
