Chad Chance brings decades of hands on experience in land ownership, ranching, and rural operations to Ranchman Properties. A Texas licensed real estate agent and Texas State Champion Auctioneer, Chad combines practical ranch knowledge with a growing, results driven real estate practice focused on agricultural and rural properties.
With a foundation in real estate auctions, benefit sales, and land focused transactions, Chad understands how to position property for maximum value and guide clients through clear, decisive deals. His real estate experience is supported by a disciplined auction background and a strong grasp of market dynamics, pricing strategy, and buyer psychology. Chad holds a Master of Science from Texas Tech University and has completed professional training at the Western College of Auctioneering and the Professional Ringman Institute-bringing structure, strategy, and execution to every transaction.
What truly sets Chad apart is his real world perspective. Having spent over forty years as a certified journeyman farrier and operating a horse ranch in North Texas, he understands ranch land from the inside out—soil, water, fencing, access, livestock needs, and the realities of rural ownership. This firsthand experience allows him to advise buyers and sellers with honesty, practicality, and foresight that cannot be learned in a classroom.
Chad is also deeply committed to service and community. Alongside his wife Susan, he co-founded Friends of Vail, a 501(c)(3) nonprofit dedicated to childhood literacy and education. Their work has raised over $1.3 million for scholarships and educational programs, reflecting the same stewardship and integrity Chad brings to his real estate clients.
At Ranchman Properties, Chad Chance serves clients who value straight talk, work ethic, and experience that extends beyond the transaction. Whether buying or selling ranch land, agricultural property, or rural investments, Chad is committed to protecting his clients’ interests and delivering outcomes built for the long term.
