Parker Farm
The Parker farm is located in the central portion of Knox County, TX and consists of 320 acres on CR 4225 & CR 4220.
The farm has two irrigation wells, creek frontage, roughly 36 acres of native pastures and 284 acres of cultivation!
Water:
The farm has two irrigation wells that were used at one time to water between 35-50 acres of flood irrigated farmland. These wells have been used for cattle water but not for irrigation the past several years.
Wild Horse Creek runs along the east boundary of the farm before turning west and leaving this property to eventually hit the Brazos river just a few miles from here. This creek will occasionally have some springs that run during the winter months but typically are dry during the summer months due to irrigation, weather etc.
Cultivation:
As stated previously a portion of the farm was irrigated to water cotton and wheat.
The farm has been operated as a Dryland farm for the past several years and has been planted mainly in Winter Wheat for grazing and grain production.
The farm has been operated by the same farmer for over 20 years and has been maintained by these farmers year in and year out. Farm is leased on a cash basis amount from July 1st through June 30th.
Native Pastures:
The native pastures are mainly in areas where the creek traverses the property and consist of Large Bull mesquite, Willows, Soap berry, Hackberry and some salt cedar.
The pastures have several native browse plants including Ephedra, annual sunflower and several native grasses including buffalo grass, Arizona cotton top, vine mesquite, hooded windmill grass, sand drop, Indian grass, & Canadian rye etc.
The topography across the pasture is generally rolling and provides some great views across the land and neighboring area.
Minerals:
The sellers own all the wind, water and solar rights on the property.
Notes:
Further checking of the wells would be advised before any decision on water was made. Currently the farm is leased along with another farm on a cash basis from July 1st through June 30th.
There is an older set of cattle pens next to the pasture that could be useable again with some repairs!
