The Jones farm located near the town of Hefner TX has been in the same family since 1893! The farm consists of ~213.3 acres of Rotan clay loam & Miles Sandy loam farmland in an area that is known to produce good yields and has been very well maintained.

Farmland & Yields:

The farm is currently in an Irrigated rotation from cotton to wheat and they currently grow between 70-80 acres of cotton during the summertime and around 100 acres of wheat during the winter. The remaining acres of the farm are generally planted into wheat during the winter for grain or hay purposes and is left follow during the summer to help with soil moisture.

The same Farmers have been leasing this farm for more than a decade and have kept the farm in excellent condition. The farmer has kept this farm up like it was his own, rotating the crops and keeping the weeds and fertility levels in good shape.

 

Water wells:

There are currently 13 irrigation wells on the farm that are all plumbed into the underground PVC pipe and are used to row/Flood irrigate the farm. There is one stock water well near the barn that is used for the shop or livestock in the pens.

Per the seller they are not sure on the exact volume these wells are producing, but all the wells are in good working condition.

 

Improvements:

There Is a large metal barn/shop located on the farm that has sliding doors on each end of the shop and has a concrete floor. There is a small trap near the barn that was used for livestock and an older Wood Barn for livestock and commodities that is located on the farm as well. This barn is thought to be over 100 years old!

The farm has one smaller Grain bin that is on the property as well that is used for storing wheat seed or other grains.

 

The West boundary of the farm has a newer Barbwire fence that is shares with the neighbors along with the North fence line that is barbwire fencing.

 

Lease:

The current farmers are working with the landowners using a share crop of 1/3rds and 1/4ths.

 

Minerals:

The sellers are offering all the wind, water and solar rights with a reasonable offer.

The sellers are not offering any oil/gas minerals with the sale of the farm.
