Located on the Southern edge of the Knox County county line and just outside of Knox City TX lies the Denton 147.25 farm. This 147.25 acre farm has hwy frontage on the north and east side of the property and consists of ~145 acres of cultivation that has mainly been used for growing winter for grazing or harvest, in addition there is a small ~2 acre pasture on the property that is a great spot for cattle to use for shade during the summer months and a wind break when the cold winds blow in the winter.
Soil Profile:
The farm is mainly comprised of Miles sandy loam but does have a small area of the farm that is Abilene clay loam.
This farm is a Dryland farm.
Water:
The farm has one water well in place that currently does not have an active meter in place. The well is ~57 ft deep and is 48ft to the water. (Pump is not active so we are not sure on the gpm)
Minerals:
The seller is willing to convey all owned minerals with and acceptable offer.
(Seller is unsure how much oil/gas minerals they own)
Notes:
The farm shares a 5 strand barbwire fence on the west side of the property and has access to single phase or three phase power on the west side and east side of the property. (Survey is available)
