Description

: ~167-acre hunting tract to be surveyed out of an existing ranch.  This is a prime low fenced hunting property located roughly 8 miles southeast of El Dorado, TX. The current owner maintains a very consistent year around wildlife feeding program for the past 15 years utilizing both corn and protein and supplemental water.  This program, plus the low hunting pressure attracts large numbers of native and free-range exotic wildlife. There is an abundance of trophy white tail deer, enormous amount of wild turkey, feral hogs, axis deer, black buck antelope and other native wildlife. Numerous whitetails scoring 150+ B&C have been taken off the property.

The North Valley Prong wet weather creek traverses the entire ranch from west to east. The creek eventually runs into the San Saba River 20 miles to the east. The creek provides a natural wildlife corridor, game habitat and turkey roosting area.  The property is gradually sloped from the wet weather creek on the northwest side up roughly 100 feet of elevation to the south.  The entire property is easily accessible via 4-wheeler or UTV or walking.  Native vegetation includes heavy live oak, shin oak, white oak and cedar.  Native American artifacts have been found in and around the creek bottom. The property provides a natural habitat for native and exotic wildlife habitat.

The property is easily accessible via gravel road approximately 1.6 miles off of CR 220.

Currently under a 1-D-1 wildlife exemption valuation for tax purposes.

Improvements:

This property comes with a 2,400 square foot barn dominium with 1,000 sqft of air conditioned and heated living space. There is plenty of storage space, and living space.  The property has a ~210 ft water well that produces 50 GPM. Complete with plumbing, septic, and electricity, this has everything you need for your hunting retreat.  The property has two supplemental water troughs for wildlife.
