Here is your chance to own a proven waterfowl property in West-Central Missouri! Most duck hunting properties in this area do not become available, as this property hasn’t changed hands in nearly 30 years. Splitting the Johnson/ Henry county line, this phenomenal 152 +/- acre property sits just northwest of Blairstown, Mo. along Big Creek, a renowned flyway in Western Missouri.
As you drive into the property, you will notice two crop fields on either side of the drive. They are rented out at approximately $500/year. Once you get through the gate, you will arrive at a great gathering area to get ready for the morning hunt! There is a great levee system that surrounds the property, giving you easy ATV access to the whole farm. There is also a levee that splits the property into the north and south pools. Most of the time, you can drive these levees to all of the blinds, but if the water ever gets too high, there are designated boat lanes that will take you to the blinds as well. You can also access the boat lanes at normal pool depth. There are three water control structures on the property. The main gate is on the southwest part of the property next to Big Creek. This will allow you to flood the entire property when the water level on Big Creek gets to the appropriate level. There is also a structure on the levee splitting the north and south pools. This gate will allow you to control the water levels in the north pool. There is also another small water control structure on the south end that controls the water levels in a smaller pool on the southern boundary.
There are four designated hunting pools that all have elevated blinds. Two on the north end, and two on the south end. There are other small pockets in the timber without blinds that will give you a true flooded timber hunt. The designated pools range from half an acre up to a two and a half acre pool. Most of the property can be flooded, but there are some high spots that also make this property a great place to deer hunt. The deer genetics in the area are known to be superb, and there is no shortage of deer sign on this property! There are four box blinds on the property that are strategically placed in those high spots, that offer great pinch points for traveling whitetails.
Towards the front of the property along the road, there is a hilltop area that over looks the property. This would be a great place to build a hunting cabin or park and camper! There is an existing slab there that can be utilized if desired, or you can start from scratch!
The property is enrolled in the CRP program paying approximately $9,100/year. This can be renewed or discontinued when the current contract expires in 2027.
The water pump on the western boundary was accidentally installed on the property by the neighbor. The pumped is leased back to the neighbor at $3,000/year.
We are offering this property as a whole for $1.5 million or a 2/3 share for $1 million, with the opportunity to have the first right of refusal to purchase the remaining 1/3 share in roughly 5 years. This is an outstanding waterfowl property that has been intensively managed, is easily accessed, and set up and ready to go! Do not miss out on this opportunity to enjoy the duck and deer hunting that the Big Creek corridor has to offer!
