We are very pleased to present the exclusive listing of this roughly 1,062± acres of expired CRP/grassland in Bailey and Cochran County. There are a total of four tracts which have recently exited the CRP program, and can now be available for grazing or farming. 

 

Location: 

 

These farms are located West of HWY 214 on the Bailey/Cochran County line, in between Enochs and Morton. County Road 123 runs North and South along the western boundary of two of the tracts, and County Road 24 splits the other two tracts going East and West.

 

Land:

 

There are a large variety of soils present throughout the various tracts. Most commonly found among them is Amarillo fine sandy loam, which covers a total of around 44% of the total acreage, and features 0-3% slopes in these areas. Midessa fine sandy loam is the second most common soil, covering around 25% of the acres, and 0-3% slopes in these spots. Zita, Tokio, and other fine sandy loams can also be found on the various farms.

 

Water:

 

The farm does not currently have any water sources on it at this time. 

 

Improvements:

 

There are no improvements on the property at this time.

 

CRP:

 

The farm has previously been in CRP (the Conservation Reserve Program). It is not currently, and can be broken out for multiple uses.

 

Minerals:

 

Sellers are unsure as to what their total mineral ownership is, but they are willing to negotiate their rights based on an acceptable offer.
