Land isn't a house with a bigger yard. Ford Bullard sells farm, ranch, hunting, and development land across Logan, Lincoln, Oklahoma, and Canadian counties. He knows the value of a tract comes down to what's under it, around it, and running across it.
Before real estate, Ford was a project manager for a commercial construction company. He's read site plans, coordinated utility runs, and worked through zoning and dirt work from the ground up. That shows up on every deal. He can look at a tract and tell a buyer where the utilities are, what the zoning allows, and what it'll take to build. That makes him a strong fit for developers and investors buying transitional land on the edge of the metro.
On rural tracts, Ford walks the ground. He checks fence lines and boundary corners and confirms legal road access. He flags easements, which are someone else's right to cross or use the land, like a pipeline, a power line, or a neighbor's drive. He also researches mineral rights, because in Oklahoma the surface and the minerals are often owned separately. And he knows which ag exemptions a buyer may qualify for, and why land loans work differently than home mortgages.
Every seller gets aerial drone photography, mapped boundary lines, and marketing on the land-specific sites where serious buyers actually search, all backed by the KW Land network.
Ford graduated from Oklahoma State University with a degree in Business Management (Go Pokes!). He's an avid hunter and fisherman. When he's not walking property lines, he's usually in the shop rebuilding side-by-sides and dirt bikes. He's a lifelong member of Faith Bible Church in Edmond, and his mantra hasn't changed: "Building lasting connections through the land we love."
